Emergency Maintenance Preventative maintenance means developing a maintenance schedule to handle the little problems before they become big replacement expenses.

Things that become big expenses;

1. Door Stop; be sure they are working to avoid big holes to fill and touch up.

2. Dirty Filters; Heaters and air conditioners and other appliances. Dirty filters will cause the appliance to overheat and decrease the life of the unit, keeping your replacement costs higher than need be. If you keep them clean they will give you an optimum life of service

3. Smoke Detectors; Its obvious, you want them to work. I would recommend that you place the annual battery check a responsibility of the tenant, by putting a clause in the lease that the tenant must report any low battery or inoperable smoke detectors to management immediately. Also, do an annual inspection to be sure they function.

4. Exterior doors and Windows; Do an annual inspection before the rainy season.

5. Roofs, rain Gutters and Skylights; Also do an annual inspection before the  rainy season

6. Mold; look for mold or mildew on ceilings, tubs and bathroom windows and be sure to clean and repair if any water is getting behind a wall. Consider better fan ventilation for that room. I would recommend that reporting any mold or discoloration be a responsibility of the tenant. Place a clause  in the lease stating that the tenant must report any low battery or inoperable smoke detectors to management immediately.

7. Stairs, Railings and Balconies; notice any dry rot of loose areas and repair immediately to avoid any tripping hazards. There was one story of a party held on the balcony of an apartment that collapsed under the weight of too many people. People fell and some died. The landlord was cited because even though the balcony was overloaded with so many people onto the balcony. What was the reason....The owner had some dry rot which contributed to the collapse. It was considered reason enough to accuse him of being one of the causes of the accident leading to tragedy

Keeping a log and tracking these issues will help you avoid major repairs, property damage and law suits. create a log by season and list all the basic wear and tear issues that could cause you a major headache if things go wrong. Be sure these areas are in tip top shape.
