Preventative Maintenance Preventative maintenance means developing a maintenance schedule to handle the little problems before they become big replacement expenses. Many of us will look the other way until we cant any longer do that. Well, property owners and managers are no different. If the tenant doesnt complain, then we dont concern ourselves. Better to get into the habit of fixing the problem before it needs major service or replacement and save a bundle. Here is a short list of some of the least expensive early fixes are. Dont let these balloon into big dollars.

Things that become big expenses;

1. Door Stop; be sure they are working to avoid big holes to fill and touch up.

2. Dirty Filters; Heaters and air conditioners and other appliances. If you keep them clean they will give you an optimum life of service

3. Smoke Detectors; Its obvious, you want them to work. I would recommend that you place the annual battery check a responsibility of the tenant. Also, do an annual inspection to be sure they function.

4. Exterior doors and Windows; Do an annual inspection before the rainy season.

5. Roofs, rain Gutters and Skylights; Also do an annual inspection before the  rainy season

6. Mold; look for mold or mildew on ceilings, tubs and bathroom windows and be sure to clean and repair if any water is getting behind a wall. Consider better fan ventilation for that room.

7. Stairs; Railings and Balconies; notice any dry rot of loose areas and repair immediately to avoid any tripping hazards.

Keeping a log and tracking these issues will help you avoid major repairs, serious property damage. Create a seasonal schedule to help you keep on top of weather driven problems that can mount up.
