
Tenant Selection Checklist
It is illegal to refuse to rent or sell to a person because of race,
color, religion, sex, or national origin. You may refuse because of
poor references, bad credit or insufficient income to pay rent.
___ Completed signed and dated rental application
___ Application fee. This non-refundable fee can be applied to the rent
of the accepted tenants. All applications should be kept on file for at
least three years.
___ Photo ID. Make certain that your applicant is the person that they represent themselves to be.
___ Verifiable income and employment. Two to three months of recent paystubs or other proof of ability to pay.
___ Able to pay full amount of deposit and rent, or ____________
___ Sufficient monthly income of 3 times the rental amount.
___ Rent guarantor or Co-Signor Application.
___ Guarantor application fee, if applicable
___ Credit Report.
___ Charge-offs, collections or other derogatorys.
___ Late Pays. 30 Days___ 60 Days ___ 90 Days ___
___ Debt to Income Ratio ___
___ Debt to Rent ratio ___
___ Financial obligations of no more than 60 % of income.
___ On time for appointment.
___ Presentable appearance
___ Spoke with prior landlords. Insist on three ( 3 ) to five (5) years
of specific residence history to more clearly understand the
applicantants previous residential situations.
___ At current address for 6 months.
___ Gave proper notice to previous landlord.
___ No prior evictions.
___ No complaints or police reports regarding disturbing the peace.
Criminal record checks may be required by the property owner. If you
choose to require the criminal check, you must be sure to require the
record check of every applicant.
___ No significant violations of a previous rental agreement.
___ No Pets, or is willing to sign a pet agreement and pay additional costs.
___ Willing to sign charge slips for credit card
___ Able to verify all of the necessary information .
