Storage Area: Property of the Lessee(s) may be placed in the following storage area____________________, if available, entirely and exclusively at Lessee's risk.

No storage is allowed in any other areas than those listed above. If not specified; the storage area is NOT included as part of the leased premises and is a convenience offered when available. No occupancy or living in these areas is permitted. Any property in the storage area after the Lessee's occupancy terminates may be removed and disposed of at Lessee's expense; Lessor is not liable for any damage caused to Lessee's property in storage areas, including but not limited to, damage from water, moisture, dust, heat or sun.

Personal property: All personal property on the leased premises shall be at the risk of the lessee only and lessor shall not be liable for damage thereto or theft thereof, nor shall lessor be liable to the person or property of lessee or other persons resulting from the act of neglect of any occurring in or about the building.

Fire: Lessor does not have insurance coverage on any of lessees property in storage at the lease date or at any time thereafter.

Lessee acknowledges that lessor is not responsible for and will not provide fire or casualty insurance for their personal property. All property is at lessee's own risk and the signing of this lease agreement is proof that lessee has been notified.

Hazardous Materials: Chemical, material or substance shall not be brought onto the Leased storage area without the Landlord's express written approval. Tenant agrees that it will at all times observe and abide by all laws and regulations relating to the handling of such materials and will promptly notify Landlord of the receipt of any warning notice, notice of violation, or complaint received from any governmental agency or third party relating to environmental compliance. Any release by Tenant, or otherwise known to Tenant, of hazardous materials on the leased storage area and/or Property. Tenant shall, in accordance with all applicable laws, carry out, at its sole cost and expense, any remediation required as a result of the release of any hazardous substance by Tenant or by Tenant's agents or invitees from the Leased storage area and/or Property.

Landlord Access: A working key must be made available to the (owner/manager) for access in case of emergency or fire inspector or Insurance agent request to inspect said storage area for the purposes of complying with all code.

RENEWAL: This storage lease agreement is month-to-month or one year agreement. If this storage lease agreement is attached as an addendum to a residential lease then this lease shall continue for the term of the residential lease. When the residential lease terminates and the tenants hold over this storage agreement shall also become a month-to-month agreement at the discretion of the owner/manager.
